It is situated one mile south of Interstate 4 on Highway 27 in the quiet community of Royal Palms. Yet you are only ten minutes away from the hustle of busy Highway 192 and all of its restaurants and shops. And the Disney Resort parks are only 15 minutes away. The Tampa/Clearwater area and beaches are a short 45-minute drive so you can do the parks one day and relax at the beach, the next day.

Our beautifully furnished villa has three bedrooms: one large queen-size master bedroom with en suite bath and two additional bedrooms - one double and one with twins share the second bath. The split bedroom plan makes it ideal for two families to share. With a queen-size sofabed in the living room, eight people can be accommodated. The fully-equipped kitchen (with eating area) overlooks the formal dining and living area that opens onto a screened, 26-foot, heated pool, which can also be accessed from the master bedroom. There are color TVs in all bedrooms (two have VCR or DVD players) and a 46inch color TV with cable and a VCR is in the living room. A radio and CD player is also available. The cabinet is well stocked with games, videos, and DVDs for all ages.

All linens, towels, and kitchen utensils are provided. And your washer and dryer are easily available inside the villa. A local management company maintains the villa to our highest standards and ensures you a carefree wonderful holiday. So if you want a busy (parks, beaches, golf) vacation or a quiet (peaceful sunsets by your own private pool) holiday, our villa is your answer.

Cancellation
All cancellation notices must be writing or e-mail and will be effective on the date received. Penalties are as follows:· More than ten (10) weeks --- $ 100.00 forfeited.· Six (6) to ten (10) weeks --- $ 200.00 forfeited.· Three (3) to six (6) weeks --- 50% of total rental· Less than three (3) weeks --- No refund

No refunds for late arrivals or early checkouts. Early check-ins and late checkouts are by request only and will be accommodated if possible (for a minimum fee of $ 25.00)
