Each room reservation or gift certificate will receive a full breakfast unless specified Without Breakfast at the time the reservation is made. We fix a wonderful full breakfast with many guests telling us we did not eat lunch today because we were still full from breakfast. Our amenities include early bird coffee, tea, and juice, a delicious candlelight breakfast brunch, heat/Ac, TV, VCR, kitchens, book and video library, some rooms with a private jacuzzi, complimentary snacks, drinks, and Blue Bell Ice Cream. We are located just 3-5 minutes from the Guadalupe and Comal Rivers with river access through some of the very reputable river outfitters. Area attractions include Schlitterbahn Water Park, Natural Bridge Caverns, Natural Bridge Wildlife Ranch, Great Restaurants, Live Entertainment, Museums, Antique and Specialty Shopping, and Golf Courses. We are very close to water recreation including Rafting, Tubing, Slides, and Fresh Spring water from the Comal Springs in Landa Park, John Newcombe's Tennis Ranch, T BAR M RANCH, Texas Ski Ranch, and wonderful Texas Wineries. We have on site - a variety of Texas wildlife including turkey, armadillos, racoons, fox, ducks, quail, deer, rabbits, and many other species.

We accept cash, money orders, Visa, Master Card, Discover, and American Express cards. All room reservations must be a firm reservation and a reservation may be made with a name, address, phone number, credit card #, time of arrival, and a valid credit card. A person booking one room may book a room as long as it is a firm reservation. No temporary reservations allowed. The full cost of the room is due upon arrival.
All group reservations (defined as 2 or more rooms) require a 50% deposit at the time of the firm reservation made with the balance prepaid 30 days in advance. Guests are responsible for any damage.
