DEPOSIT: To confirm your reservation a deposit equal to 25% of the total reservation is due at time of booking.

FINAL PAYMENT: The second, final payment is due no later than 60 days prior to arrival. If reservation is made within 60 days of arrival, a 25% deposit is due at time of booking, and final payment is due within 10 days from the date of booking.



CANCELLATION: If final payment is not received by the due date stated on your confirmation letter, reservation can be cancelled, without prior notification. Cancellations are subject to full forfeiture of the initial deposit, unless some or all of the space can be rented. In the event that some or all of the space is re-rented, a refund will be issued less a 15% service change.

HOUSEKEEPING SERVICES: Mid-week maid service is provided with the rental, additional maid service is available for an additional fee. Please call our office for details, or refer to the information that will be enclosed with your final payment confirmation.

TELEPHONE USE: Our properties are equipped with telephones that will allow you to bill calls to a calling card, your home, or a credit card. Local calls are free.

CHECK-IN TIME: Check in is anytime AFTER 4:00 PM. Please refer to your reservation confirmation letter for your exact check-in instructions. If you will be arriving earlier than 4:00pm, please call us to see if we can make early check-in arrangements. Keep in mind that we cannot guarantee early check-ins, but will do our best to accommodate your request. LATE ARRIVALS: If you will be checking in after 5:00pm, please call our office to make arrangements.

CHECK-OUT TIME: Please adhere to the 10:00am checkout time on your departure day so that we can prepare the property for the next arrival. We reserve the right to charge 100% of the nightly rate for overstays beyond 10:00am. This does not authorize the guest to occupy the property beyond the checkout time of 10:00 AM. In all properties, please leave the keys on the kitchen counter and lock the door(s).

SECURITY DEPOSIT: A security deposit will be collected with final payment, and held against any damages, excessive cleaning, lost, broken or missing items or for any damages due to negligence to a property during a guest's tenancy. Occupant is liable for any damages during occupancy to the premises and to furnishings, equipment, and household items, excluding normal wear.

PETS: Pets are not allowed in any of our properties. Upon request, we can provide you with local kenneling options. Failure to abide by this request will result in full forfeiture of your security deposit.

NON-SMOKING: All of our properties are non-smoking.
