Il Mulino delle Capannacce nestles in the Pierle Valley under the gaze of Pierle Castle
and it's medieval village.
It is surrounded by a wide variety of deciduous trees and shrubs,
it is well situated for anyone who enjoys a gentler pace,
wandering through abundant woodlands and meadows and discovering local Italian life.
Il Mulino delle Capannacce is an Old Mill which has recently been restored and has been converted into
three lovely apartments with the following facilities.
The Old Mill is only 800 metres from Trattoria Mimmi's and apt. Aldo.
The ground floor apartment "La Loggia" has a large living room with an open
fireplace dating from 1853 -tv satellite ( CNN......), a large kitchen
with dishwasher and dinning area , a communal washing machine, 2 double
bedrooms (one could be with 2 single beds), 2 bathrooms and an Al fresco dining area.
It is possible to add 2 more beds with a divan bed (in living room).
The first floor apartment "La Torretta" ( upstairs La Loggia) has a kitchen/dining room with
dishwasher, tv satellite and communal washing machine . There are also 1
double-rooms and 1 double room + 1 single bed ( family room),
2 bathrooms and an Al fresco dining area-patio.
"Il Granaio" is an independent apartment next to the Mulino which has just
been refurbished. It has a pretty kitchen with dishwasher and dinning area
with a small fire-place and tv satellite ( BBC World, ...), a communal washing machine,
a double bedroom with en suite bathroom with shower.
Il Granaio can be rented independently or would be ideal for two people
who want a little privacy with a cosy and relaxed atmosphere, whilst staying close to friends or family.

For guests, at Il Mulino delle Capannacce there is a fabulous swimming pool of 15 x 6 metres. Surrounded by a garden with flowers and fruit trees , an ideal spot for sunbathing. , For all guests use there is a tennis court at Mimmi's, which may be booked for a nominal fee. A tennis coach and lessons are available most days. , A cool garden between ancient cedars of Lebanon and fruit trees surrounds an enchanting swimming pool, ideal for relaxing after a splendid lunch "da Mimmi". , Linen and towels provided , Use of the washing machine , Use of the reserved parking, provided with electronic gate , Cookery courses , Weekly cleaning service (on application) ,

We spent six weeks (Jun-Jul)at Il Molino, the large villa, utilizing the upper apartment for ourselves and the larger ground floor apartment for our children and their families, who rotated through in two week periods. The property is excellent,close to Cortona and many of the "must-visit" Tuscany sites. Both of the apartments are nicely furnished and completely self-sufficient. The Guardabassi family pays close attention to needs of their guests, and provided many tips on what best to see and when to do it, during our entire stay. I recommend the property without hesitation of any kind.

We stayed at Il Mulino in July 2002 and had a wonderful holiday. The mill has been beautifully converted and we loved our little Il Granaio - breakfast outside every morning overlooking the hills, evenings spent watching the fantastic stars, you couldn't want for more. Giovanni and his family made us so welcome, nothing was too much trouble and the food at Mimmi's is second to none - it is still a great source of conversation! We loved the area - the small farms, the market towns, the hilltop villages and all the other wonderful places of interest close by, Cortona, Gubbio, Assissi, Peruga. We highly recommend Il Mulino and we will definitely be going back.

We stayed at Il Mulino the first week in July and enjoyed beautiful weather and sunflower fields in full bloom. The location, on the border of Umbria and Tuscany, in the town of Mercatale, is surrounded by picturesque hills. Giovanni has done a wonderful job renovating the old mill structure and the accomodations are quite comfortable.We,(myself, my wife and two kids), stayed in the ground floor unit and had plenty of room. We all enjoyed the pool during the warm afternoons. Giovanni is extremely helpful with local information and for planning day trips. A rental car is necessary to easily access nearby towns and Lake Trasimeno. The food at Mimmi's is incredible! Be sure to go hungry, because it is a fabulous family-style, 9 course, meal. The entire experience makes for a peaceful and relaxing vacation and we hope to return again in the future.

Il Granaio is perfect for two people. It has been beautifully restored and retained its charm and quaintness. It has lovely decor, is very clean and is very well equipped for any length of stay. Guests are able to maintain their own privacy in Il Granaio or be part of the whole holiday accommodation complex. Il Mulino grounds are set in a quiet relaxed, but secure,location. The gardens are still being developed but the lovely views are typical of the Tuscan countryside. The outdoor freshwater pool is definitely a big bonus for guests. Il Mulino is a perfect base to use for visiting the many towns,lakes and places of interest that surround it. Access to these places is easy either by road or rail. The grounds are,handily, just outside of the local village where you can obtain several services: petrol, supermarket, banks, gift shop, and of course, eating places. 'Mimmis' - A lovely traditional restaurant supplying top quality mouth-watering food at very reasonable prices! There is a gentle, kindly ambience and the staff are very helpful and pleasant. They serve the best pasta in the whole of Tuscany and all the food is freshly prepared. Gorgeous! In our opinion Giovanni and Laura ( and Marco too!) were very friendly, accommodating to our needs and nothing was too much trouble for them. We feel that any developments planned for the future i.e.: children's play area, shady flower garden etc could only enhance the grounds and make the holiday better value for money than it already is.

Mimmi's Trattoria and Il Mulino delle Capannaccce are the best! We have been traveling to Italy with our 4 children since 1999. Mercatale di Cortona is our favorite town in all of Italy: staying in the village gives visitors a real taste of life in rural Italy. We have made wonderful friends with each visit. We met Giovanni, Mimmi and their family on our first visit. They are warm and gracious; we consider the Guardabassi's a part of our family. Over the past 5 years, we have stayed at "The Mill" (Il Mulino delle Capannaccce), in their apartments and above the trattoria - the accomodatations are immaculate, comfortable and great for families. Most important, a meal at Mimmi's should not be missed; her homemade pasta is superb and unequaled!! We can't wait for our next trip. Feel free to contact us for more "insights".

Back in the year 2000 due to Business Pressure we had not booked a Holiday and later; better than never we trawled the Internet for a suitable Holiday Break. We have been to most of the usual places like San Tropez; Cannes: Nice, Eze and Monaco & Ville France, as well as Spain, Barcelona; Seville, Majorca & ?The Canary Islands? as well as Africa to Morocco & Tunisia not forgetting Australia, Canada or America but I cross my Heart to tell you that this last minute booking was our first time to visit at ?Mimmi?s? in Cortona Tuscany which turned out to be ?The Best Holiday WE ever went on over the last Thirty Years. I won?t dwell on the Beauty of Tuscany, I leave that to the Artists and Travel Writers but I can and must tell all concerned that our Holiday at ?Mimmi?s? was the best ever. The weather is wonderful, the Swimming Pool is clean & Safe and the Food that ?Mimmi? serves is a Gourmet?s delight, never ever in Italy or elsewhere did I relish such Wonderful Food and ?Mimmi? just says ?My food is only Fresh & Simple, but I would Award her Chef of the decade. Mercatale itself is a charming Village (Town) with nothing but friendly people who welcome everyone with open arms and you will find everything you need to make your visit memorable. To me personally Mercatale /Cortona is a piece of Paradise and I?ll let you into a secret, We found the place so enchanting & the people so-so wonderful that we bought a House there to enjoy the beauty of a Paradise that we literally found by chance.
