The woodlands at Cobtree offer a number of walking trails accessible throughout the year. In winter they are ideal for guests who bring their own skis for cross country skiing. Each of the cottages at Cobtree are named after one of the Finger Lakes in upstate New York and have over 1460 sq ft of living area. We also offer traditional log cabins each 900 sq ft and traditionally built log homes each 1500 sq ft with finished walk out basements. These homes are fully equipped together with a washing machine, Tumble drier, free U.S and Canada wide digital telephone service, wi-fi internet access and Cable Television . Our rates also include linen, sheets and towels and there are no additional cleaning fees payable on departure.

For weekly rentals (or more) your nominated credit card will be charged 50% of the rental amount for your deposit and the balance of 50% of the rental amount will be collected from your nominated card 6 weeks prior to your arrival date.

Cancellation
If you want to change or cancel your reservation, you must contact us immediately you become aware of the need to do so so that we can try to sell the vacancy to other customers. Any change to your reservation can only be made with our express written consent and we are under no obligation to accept such changes or cancellation once the original reservation has been confirmed. In the event of cancellation of a reservation, a refund of any monies paid can only be made providing we are able to secure another reservation for the property from another customer.

You are strongly advised to take out holiday & cancellation insurance to cover your holiday. There are several companies who can offer this underwriting on the internet. Full terms and conditions of hiring are also contained on our own web site from the link on this listing.

& Taxes
Rates displayed above are inclusive of any applicable sales tax . The Ontario County 3% Occupancy tax is NOT included in the rate and is charged as a separate tax item on our reservation system for ALL rental periods.Discounts or Vouchers are redeemable only at the time the reservation is made and cannot be applied retrospectively.

The discount source i.e 5% returning guest or 5% AAA discount with membership # or voucher # must be stated in the special request field so as to be deducted when payment is collected from your credit card. Please note that only the higher amount of any one discount applies to any one reservation and the only applicable discount for the peak summer rental season (Usually Mid June to Mid September) is a returning guest discount.
