1. Reservation Fee; A reservation fee of $200 is payable upon booking the villa. This is deducted from the balance of the holiday cost.

2. Deposit; A security deposit of $300 is payable upon payment of the balance for the villa (see # 3’ below). The cost of dealing with any damage to the villa occurring during your stay will be deducted from this deposit and the remainder will be returned. Copies of receipts will be provided if requested.

3. Full payment of the balance for your stay will be required 8 weeks prior to arrival. The preferred means of payment is by electronic transfer to our US bank account, details of which will be provided at the time of booking.

4. Return of Deposit; Your deposit will be returned within 2 weeks of the end of your stay, subject to ‘2’ above.

5. Clients should note that the pool heating system has an electronic cut out feature which turns the system off if the air temperature falls below 55 degrees F. (13 C.) This is a energy conservation feature required on all new properties in Florida. A further ordinance from the Authorities introduced in 2007 requires that the maximum temperature of the pool heating system be set at 85 degrees (29C.)

Cancellation
Cancellation by the You the Client; If you need to cancel your holiday at any time prior to 8 weeks before arrival the reservation fee is retained by us. If canceled between 8 and 4 weeks of arrival the deposit and 50% of the full cost of the holiday will be returned to you. If canceled 4 weeks or less before arrival, we regret we will need to retain the full cost of the holiday, but will return the $300 deposit. In the UK it is normally possible to claim back the costs of canceling a holiday under certain circumstances (such as sickness or bereavement) under provisions of a travel insurance policy. If requested we will provide documentary evidence to assist you in making such a claim.

Cancellation by Us; In the unlikely event we need to cancel your stay (due to for example, damage by inclement weather or fire) we will refund all monies paid to us including the reservation fee.
Arrival and Departure Times; The villa will be available from 4:00pm on the day of arrival and it is requested that you vacate by 10:00am on the day of departure. An afternoon departure is negotiable (up to 3:00pm, on payment of $50. Please specify this at the time of booking.

& Taxes
Sales tax and tourist development tax included. Pool heat included. For stays of under 7 nights a cleaning charge of $75 will be added to your invoice for cleans at the beginning and end of your stay.
