Our stunning, wooded property is surrounded by the Plattekill Stream on three sides. Horses abound, and arrangements can be made for an unforgetable ride into the mountains (reservations required). We can accommodate the most experienced rider as well as the novice.
Our peacocks are a thing of beauty and will be happy to show off their spread of feathers.
We have six guest rooms in our B&B, each with a unique country vista. All rooms have private bathrooms, color cable TV, and air conditioning. All guests are invited to use our swimming pool and hot tubs.
The POOLSIDE SUITE: Our Poolside Suite is a bedroom/living room combo boasting a screened-in porch that overlooks our pool (perfect for Summer evenings). a wood pellet stove (for those romantic Winter nights), and a walk-out deck with fire pit and BBQ. Featuring a king-sized adjustable comfort-control bed, a deluxe private bath with whirlpool tub and steam shower, and a kitchenette, this magnificent suite also has a sitting area, a large screen TV, with DVD/VCR and stereo, as well as a futon and game table. Ideal for the entire family!
The BED OF DREAMS is a cozy, newly-renovated one-bedroom luxury guest apartment (complete with a kitchen, living room fireplace, and TV with DVD/VCR -- all the comforts of home), with a private Jacuzzi in your bathroom and stream views from every room. French doors open onto a private outside deck, leading to our outdoor swimming pool and hot tubs. This adorable apartment can sleep four people. Private entrance overlooking our streams and our horse corrals. Perfect for longer stays! Minimum stay of 3 days, deposit required.
The GARDEN ROOM: This cozy efficiency apartment looks out over the front lawn, mature trees, and perennial gardens. Features include a queen sized brass bed, mini kitchen, and private bath. Air conditioning and cable television are featured in all guest rooms.
The PEACOCK ROOM: Fall asleep to the sound of crickets in this tranquil efficiency apartment. Features include a queen sized antique pine bed, kitchenette, and private bath with oversized heart-shaped whirlpool tub. As with all of our guest rooms, you'll enjoy cable television and air conditioning.
The TULIP ROOM: Enjoy a panoramic view of the apple orchard from our spacious and romantic Tulip Room. This room features a queen sized canopy bed, couch, and private bath. All guest rooms have cable television and air conditioning.

We have a two night minimum on weekends, and a three night minimum on holiday weekends. In some cases we can make exceptions, so please call for details.
DEPOSIT POLICYTo confirm a reservation of one night only, a 100% deposit (not including taxes) is required at the time of booking.
To confirm a reservation of two or more nights, a 50% deposit (not including taxes) is required at the time of booking with the remaining deposit due TWO WEEKS (14 days) prior to your arrival. If your remaining deposit has not been received by that date, your reservation will be cancelled and the deposit will not be refunded because we will have turned away many other potential guests.
If there are fewer than 14 days remaining before your visit, the full 100% deposit (not including taxes or service charge) is required at the time of booking.
Nightly room rates are for single or double occupancy. Additional guests are $25.00 per adult, $20.00 per child over the age of three, and children under three are free. If you are bringing a pet, there is a $20 per night charge for each pet.
At departure, an 8% New York State sales tax and a 2.5% Ulster County room occupancy tax will be added to your bill.
CANCELLATION POLICYBecause of our small size, cancellations affect us significantly. A last-minute cancellation gives us little chance of filling the space. For these reasons, we uphold a strict cancellation policy.
If a cancellation is made TWO WEEKS (14 days or more) prior to your arrival date, you may elect to either receive a refund of your deposit less a $50 handling fee, or apply the entire amount of your deposit towards a future stay within the next year.If a cancellation is made less than 14 days prior to your arrival date, no refund will be possible regardless of the reason. Should it be necessary for you to depart earlier than your confirmed reservation dates, you will be responsible for all of the original room nights booked from your intended stay.
PET POLICYBed By The Stream understands how wonderful it is to share time in the country with your animal companion. Pet lovers ourselves, we yet realize that, especially in unfamiliar settings, dogs will be dogs; despite an historical track record of exemplary behavior. We therefore happily allow you to share with your pet the creature comforts of your guest room, provided they adhere to the following conditions:
We welcome pets of all kinds, but due to past problems, we can only welcome spayed or neutered dogs and cats. All pets incur a $20 per pet, per night charge. They will receive bowls for food and water, and a special welcome treat.
When left in their room alone, your pet must be crated (we have one or two we would be happy to loan you, please ask before you arrive). We reserve the right to refuse daily housekeeping or turndown service to rooms in which a pet is left loose in the room.
In addition to the nightly charge, a $100 per pet security deposit is required upon arrival. This deposit is refundable, by mail, after housekeeping has inpsected the room, barring any unintentional property damage, accidents, noise complaints, or disobedience. Should your pet seriously damage an item of Bed By The Stream property, you will be charged full replacement value.
Chronic disturbance issues may result in our requiring you to take your pet(s) to a local kennel.
When pets are outside of their guest room on B&B property, pet owners must clean up after them.
Out of respect for non-pet-oriented guests, pets are not allowed in the B&B kitchen and dining area during mealtimes.

This is my favorite place to stay when I visit Woodstock. I love the owner, Bill Reinhardt, and his beautiful house and property. I love having breakfast on the sun porch overlooking the stream and watching the birds. Bill makes everyone feel at ease. I am considering having my wedding there when the time comes. Highly recommended.
